Our Community
On behalf of the Kingswood Condominium Association, Inc. Board of Directors, and homeowners, we welcome potential homeowners to our community. Kingswood Condominiums is a gated community consisting of thirty-six (36) units and is governed by a volunteer Board of Directors. The five (5) Board members are elected on a one (1) year term basis by the community. The Board is responsible for overseeing the daily functions and financial responsibilities of the Association, and for maintaining members’ compliance with the established rules and guidelines. Homeowners have an investment in Kingswood Condominium Association, Inc. and want to see it maintained properly to protect that investment. New owners will receive the Declarations and Bylaws after the home is purchased. Copies are available on the community website. There is a monthly Board meeting, usually held on the first Monday of each month, at the community clubhouse.
Our community website, https://www.kingswoodcourt.org, is a repository of information regarding Kingswood Condominium Association, Inc. A host of information can be found here. The website provides ready answers to most of the question’s homeowners have. The Board should be contacted regarding any service issues regarding community property, any apparent violations of rules and guidelines, and any questions about your homeowner’s monthly and annual dues and assessments. In addition, it is important that potential buyers address dues and assessments with their realtors to ensure accurate/updated assessments are clearly communicated.
As a new homeowner, you may already have some ideas on how you would like to improve your property. With that said, the Association has a committee to help maintain the quality, protect our scenic environment, and maintain the value of our homes. Modifications to the exterior of your home and property must be submitted to the Board for approval before any work begins. If work is started without prior approval, the homeowner may be required to alter or remove the changes. Each unit has use of two parking spaces. It is the responsibility of the homeowner to instruct guests to park in the guest parking. Kingswood Condominium Association, Inc. has many age group owner residents, therefore, our community respects everyone is right to a quiet environment. The grounds are maintained by the paid grounds crew. The Association does not permit any planting or removal of trees, shrubs, or flowers in the common area without prior Board approval.
